Clearwater, FL Real Estate: A Market in Transition

Clearwater’s housing market in early 2026 tells a nuanced story — one of cooling prices after years of pandemic-era runups, rising inventory, and a stark divide between beachfront luxury and inland affordability.

Where Prices Stand Today

The median sale price of a home in Clearwater recently came in around $387,000, down roughly 7.9% from the prior year, with the median price per square foot at $255 — also down about 5.9% year-over-year. Zillow pegs the typical home value at around $369,910, essentially flat over the past year.

Buyers Gaining the Upper Hand

After years of a seller’s market, the balance has shifted. Inventory has climbed to over 1,000 active listings, and months of supply have tightened to just over two months — giving buyers more selection and stronger negotiating leverage than they’ve had in years. Homes are now sitting on the market for a median of 72 days, a sign that sellers can no longer expect quick offers at inflated prices.

Beachfront Is a Different World

The broader Clearwater market and Clearwater Beach might as well be two separate economies. Homes on Clearwater Beach are selling for an average of around $952,000, with average list prices topping $1.39 million — though that figure has actually dipped about 5.6% from 2025 levels, and inventory there has surged over 140% year-over-year. Waterfront properties and condos with Gulf views command a massive premium and are subject to their own supply-and-demand dynamics.

Affordability Challenges Remain

Despite softening prices, getting into the Clearwater market isn’t easy for everyone. The area median income for Clearwater sits at roughly $98,000, yet mortgage rates remain elevated and entry-level inventory is limited. The city is actively responding — a new $32 million affordable housing development on Cleveland Street recently opened, bringing 81 units reserved for households earning between 30% and 80% of the area median income.

Climate Risk: The Hidden Variable

Any honest assessment of Clearwater real estate has to account for environmental exposure. Roughly 18% of properties face a severe flood risk over the next 30 years, and essentially all properties carry an extreme wind risk due to hurricane exposure. Insurance costs tied to these risks are an increasingly significant factor in overall homeownership costs and long-term valuation.

The Bottom Line

Clearwater is in a market correction after years of sharp appreciation, which actually opens opportunities for buyers who sat on the sidelines. Values are moderating, days on market are lengthening, and inventory is building — classic signs of a buyer-friendly environment. That said, location within the city matters enormously, climate risk deserves serious due diligence, and the beachfront luxury segment operates by entirely different rules than the broader market.
